Mark's update from September 28, 2026. It covers how searching works at each stage, why October takes two searches, the listing freeze and the week before it, CMAs and Hernando, and exactly what to do and when.
The short version:
You can search Stellar from Oct 6, but run two searches until Nov 3. Finish both classes before Oct 30. From Oct 30 through Nov 3, no listing can be added or changed. From Nov 3, Stellar is the Citrus County MLS.
How searching and listing work, stage by stage
Now – Oct 5
Nothing changes yet. The Citrus County (RACC) Matrix you use today does everything: Citrus listings, Hernando through the reciprocal agreement, listing entry and CMAs.
Oct 6 – Oct 29
Two searches. Your Stellar account opens, but in Stellar's words you "only see and access your Stellar MLS listings": Marion, Sumter, Pasco and the rest of Stellar's area. Citrus County listings are not in Stellar yet, and neither are Hernando's. For a buyer looking in Citrus Springs, search the old Citrus Matrix for listings entered by Citrus agents (and Hernando), search Stellar for anything a Stellar agent listed there, and combine the two. New Citrus listings, price changes and status changes still go into the old Citrus Matrix, and they carry over.

Last day to add or change a listing before the freeze.
Oct 30 – Nov 3
The freeze. You can search both systems, but nobody in the county can add a new listing or edit one. That means no price changes and no status changes. If a contract, price change or withdrawal happens during the freeze, enter it the first day the freeze lifts.
Nov 3 on
One search. Citrus County listings are now in Stellar, so one Stellar search covers Citrus and every county Stellar already had. New listings and edits go into Stellar, but only for agents who finished training. Tell sellers Wednesday, November 4 at the earliest. The old Citrus Matrix becomes view-only: good for looking up history, but it takes no new listings.
Nov 3 – Nov 30
The Hernando gap. The Hernando reciprocal agreement ends on Tuesday, Nov 3. Hernando listings don't arrive in Stellar until the end of November (Stellar publishes Monday, Nov 30). For about four weeks, none of the MLS systems we use will show Hernando listings.

Deadline to finish the required training. Stellar suspends accounts that miss it.
Thu Dec 31
The old Citrus Matrix shuts off for good.
Listings and CMAs around the switch
Listing appointments from about Oct 24 on need a plan. We don't put a listing online until the full marketing package is done. If the photos and the package can't be finished and entered by Thu Oct 29, the listing waits for the freeze to lift. Tell the seller at the appointment: Wednesday, November 4 at the earliest.
Any price reduction or status change you can see coming: in by Oct 29.
Use the freeze to prepare: photos, remarks, documents. Just don't promise a date inside it.
CMAs: for any appointment in late October or November, finish the CMA before Oct 30. If it needs Hernando comps, pull and save them before Nov 3, because Hernando can't be searched again until the end of November. Citrus history stays viewable in the old Matrix until Dec 31.
From Nov 3, only agents who have finished training can enter a listing. Nobody can enter one for you.

Write down or screenshot every Realist saved search and search template. They do not transfer, and there is no export.
Know your NRDS number, your National Association of REALTORS® member number. It is your Stellar login.
Customer auto-emails: these carry over to Stellar turned off. Keep them running in the old system through October, because Stellar doesn't have Citrus listings until Nov 3. In the first days after Nov 3, turn each one on in Stellar and off in the old system in the same sitting. Otherwise your customer gets two of every alert.
The two required classes (about 2½ hours total)
Diving Into Stellar (about 1 hour): the conversion class built for Citrus County. Take it live on Zoom, in person, or at your own pace.
MLS Adding & Editing Listings (about 1½ hours): how a listing goes into the system. Do not skip it.
Sign-ups open October 6, the day your account opens. Until then, Stellar's links ask for a Stellar MLS ID that doesn't exist yet. If they turned you away, that wasn't you doing something wrong. Mark sends working links the day it opens. Finish both classes before Oct 30 so you can list on Nov 3.
Setting up your account on Oct 6: your login is your NRDS number. The setup link is good for 15 minutes and must be finished in the same browser on the same computer. Two-factor sign-in is required, so have your phone in your hand. If you sit idle for 20 minutes, the session times out. Do it in one sitting.
Free head start — open today, no login (does not count toward the requirement)
Confirmed in writing by Stellar: on Nov 3, every Citrus County listing comes across (active, off-market and historical), along with its photos and price history. Days on market is recalculated under Stellar's rules. Updated September 28, 2026.

Of our 2 pending sides, 1 is list (1640 N Jimmie Foxx Path) and 1 is buyer
(286 W Redsox Path). Four of the five we carried on August 11 closed, all listings, and nothing of
ours went under contract to replace them.

Headline: the 25% override gave back $2.26 for every dollar it cost the agent side.
Next meeting is today, Tuesday, September 8, at 2:00 PM · monthly cadence, 2nd Tuesday.
The 25%, answered with both sides on the table. Across 26 Terra Vista and
Brentwood closings this year — $8,785,700.00 of volume — the override came to
$61,477.08. It comes off the top, before the split, so it was never 25% of
your money: after the office's share, the agent side carried $43,033.96.
Against that, the new-home side sent 19 bounce-back customers worth
$97,454.85 in commission — net $54,420.89 in the team's favour.
And the money is the smaller half. Those 19 households looked at homes with
you and then built inside the gates — 19 forever clients living in Terra Vista, and you were
paid to plant every one of those flags. At this team's average price this year, about
$338,000.00, the listing side on just one of those homes is roughly $10,100.00.
The developer relationship will not list the resale homes. That part is ours.
Open action items:
Everyone — send Mark any bounce-back he does not already have. The
$97,454.85 is built only from what was reported, so it is conservative by design and can
only move up. “None” is a perfectly good answer.
Everyone — one community angle each: a club, an event or a group you can
get in front of between now and the end of the year. That is what turns 19 rooftops into
the next 19.
Monthly mail rotation (from June 30, still standing) — something with the
